New lots, overlays and full rebuilds
Every parking lot job falls into one of three paths. A new lot on raw or cleared ground gets the full build: grading, a compacted stone base sized for the traffic, and asphalt laid in one or two lifts. A lot whose base is still sound but whose surface is worn out gets milled at the edges and gutters and overlaid with a new surface course. And a lot whose base has failed, with alligator cracking, ruts and potholes across the drive lanes, needs those sections dug out and rebuilt before anything goes on top. Most older lots are a mix, and the price follows the mix.
Parking lot repair before a full repave
Not every tired lot needs to be repaved at once. Cutting out and patching the failed areas, sealing the cracks, then sealcoating and restriping can buy several years and spread the cost over more than one budget. We will show you which areas are structurally gone and which are only worn, so you can decide what to do now and what to plan for. Pothole repair and asphalt repair cover the patch work in detail.

Drainage, thickness and heavy traffic
A lot designed only for cars will not stand up to garbage trucks and delivery vans. Entrances, drive lanes, dumpster areas and loading zones carry the heaviest loads and need a thicker base and more asphalt than the parking stalls. Drainage matters even more on flat Baton Rouge ground: the lot has to be graded so water runs to inlets or off the edge instead of pooling in the stalls, because standing water is what breaks a lot down from below. We check where the water goes now and design the new surface around it.
Keeping the business open while the lot is paved
We plan the work in phases so customers, tenants or members always have somewhere to park and a way in. That can mean paving half the lot at a time, working around service hours, or doing the entrance last. Once the new surface has cured, the lot is striped with stalls, arrows, fire lanes and accessible spaces. Outside the city we pave lots in Denham Springs, Prairieville, Gonzales, Zachary and Central, including retail and office lots along the Airline Highway corridor.
